What is a real estate fund?

A real estate fund pools the money of individual investors with the aim of buying commercial property that is too expensive for such investors to purchase on their own. Once the fund purchases a property, its income is generated primarily by the rental and property operation.

Why should I invest in this fund?

Our investors can share in the benefits of owning quality commercial real estate without being personally liable for the commitments arising from its operation. Also, they are spared the hassle of managing such properties, which is usually very time-consuming. In the long term, holding commercial real estate promises an attractive return from the combination of rental income and potential growth of the value of the property.

Does the fund disburse dividends?

The fund reinvests its profits in full and does not pay them out as dividends. Accordingly, the profit comes from the difference between the purchase and sales price of the shares. For a retail investor, this model is more tax-efficient: any dividend would be taxed at 15%, while the gain on the sale of the shares 3 or more years from their acquisition is completely exempt from tax.

How is the share price calculated?

The fund’s share price, i.e. its NAV (Net Asset Value), is calculated as the sum of the market prices across all the properties or real estate companies owned minus the value of all liabilities, divided by the number of shares issued.

How can I withdraw my money? Will I pay a fee?

You can request a redemption of your shares by completing the Redemption Request form. Once we have received a properly completed, signed and certified form, your share will be settled at the relevant current value determined on the last day of the month in which we received the redemption request. The funds will be transferred to your bank account. The settlement will take place no later than 15 working days after the end of the calendar month in which the request was received. No exit fee is charged.

What is a real estate company?

A real estate company is a legal entity (usually a joint stock company or a limited liability company) that focuses on the acquisition and operation of real estate. Today, commercial property is usually acquired by purchasing the respective real estate company.

How long do I have to stay in the fund?

The fund is intended primarily for conservative investors and is not suitable for short-term investments. The recommended investment horizon is 5 years. It is not possible to withdraw within 3 years after the start of the sale. Therefore, the redemption of investment shares may be requested no earlier than 1 April 2022. After that, there is no required holding period.

What are the fees for entering and exiting the fund?

Entry fees may vary depending on the distributor. The current entrance fees are:

 

  • Investments up to CZK 249,999.99: 3%
  • Investments from CZK 250,000 to 499,999.99: 2.5%
  • Investments from CZK 500,000: 2%
  • Exit fee: 0%

How can I buy shares?

Shares in the fund may be purchased through its distributors. Currently, they are Partners Financial Services, Amundi and Conseq.
